Hubbard Property Management Plan

Goals

The goal of the Hubbard Management Plan is to protect and preserve in perpetuity the ecology and pristine ocean view of the property.

Description of the property

The Hubbard Property consists of .8 acres of oceanfront property on Cutts Island donated by Eliot and Margaret Hubbard in 1990. The property sits to the east at the end of a private road and is abutted by private property to both the north and south. It includes rocky beach, grassland, and forested area.

Deed Restrictions and Provisions

The deed contains no restrictions on use. It conveys the right of way to the property on the private road referred to as the "Way Out" to Seapoint Road, as well as the property and beach and shore privileges.

Stewardship

To achieve our goals, KLT will do the following:

  • Allow pedestrian access via the private road by permission only.

    Permission will be obtained by calling Debora Martin, Stewardship Committee member, at 207-438-9969. A log will be kept indicating who is using the property, for what purpose, and how often. Residents on the private road do not need permission.

    Cars must be left in the lot at the end of the private road, on Seapoint Road, in the parking area for Seapoint Beach.

  • Allow small boat access by water. Small boats, such as kayaks, must land near where the "Way Out" road ends, and boaters must take care not to trespass on the property of abutters on either side of the Hubbard property.

  • Prohibit dogs on the property.

  • Prohibit motorized vehicles, except as required for maintenance activities performed by KLT.

  • Prohibit construction of temporary or permanent structures.

  • Prohibit fires and camping.

  • Prohibit removal of native vegetation.

  • Prohibit use of insecticides or herbicides except in circumstances where a significant public health hazard exists or where it is an essential tool in managing invasive species.

  • Prohibit logging or timbering except as required to maintain public access to the property.

  • Monitor the property each year to ensure that the property's pristine character is being preserved.

  • Update the management plan to include the results of monitoring activities.

Future Changes

Annual monitoring may lead to changes to the plan. Changes may include additional activities to manage invasive species or changes in public use restrictions and requirements.
